Is Your Home Safe with this Security Company?

Safe Home Security Reviews - gavel

No…despite prevalent online Safe Home Security reviews claiming that they were scammed…Safe Home Security is not a scam.  They are, however, involved in pending government action.

Is SHS Security a good investment?  Hard to tell from their web page… as there is little to no transparency. Dig a bit deeper, and you may find some issues that will give you pause. Before signing a long-term contract, take a look at the BBB rating and check out our Safe Home Security reviews.

Who is Safe Home Security?

Safe Home Security has been in operation since 1988. The corporate office is in Connecticut, but they operate in many other markets. The website claims that they protect over a million customers, and have 1200 5 -star reviews.  While we haven’t done the math to see what the claimed 5-star percentage is, online reviews are overwhelmingly negative.

Safe Home Security Lawsuit

Involved in Government Action and Pending Contempt

The State of Connecticut and Safe Home Security have been at odds for a number of years.  The Attorney General for Connecticut initially filed suit against Safe Home Security, Inc. back in 2007.  Ultimately, the case wasn’t settled until 2014.  It was found that they were in violation of Connecticut’s Unfair Trade Practices Act.

The settlement outlined over a dozen business practice violations and ordered restitution and fines of $100,000.

In April 2019  the Connecticut Attorney general filed for Contempt alleging that Safe Home Security “continues to engage in sales and business practices that put them in violation of the March 2014 settlement”.

Since the 2014 settlement, 365 consumer complaints have been filed with the Attorney General’s Office against Safe Home Security.

Safe Home Security Review – 2024

Reputation and Credibility

Safe Home Security is a Connecticut-based home security company that has been around for over 30 years.

They are currently battling a contempt order, filed by the Connecticut A.G. for numerous sales and business practices that allegedly violate the terms of a 2014 government action settlement.

Consequently, they have been downgraded to a dismal D+  BBB rating.

The Safe Home website is extremely vague and provides little information.  Other than some generic security statistics and a general overview of typical equipment, it offers almost no specifics on personnel screening practices, monitoring center credentials, warranties, or guarantees and provides absolutely NO transparency for equipment or monitoring rates.

This makes it nearly impossible for consumers to research and compare without calling in or setting up an in-home consultation with sales personnel. Consequently, prospective customers must rely on verbal assurances regarding policies instead of published information.

Aside from some very general home security information and claims of their customer experience….the website offers no details about the company, products or pricing.

This does little to inspire confidence…

Safe Home Alarm Monitoring

Safe Home Alarm systems are monitored by a 3rd party monitoring service- Rapid Response.

They are a UL-Listed, Five Diamond CSAA Certified monitoring center.

Safe Home requires a minimum 36-month contract.  In addition to a 3-year contract, there are many negative online Safe Home Security reviews with complaints of Auto-Renewal clauses. This means that if one doesn’t meet all the notification requirements, the contract automatically renews for another year.

Their rates are unpublished, but likely start at $34.95/mo. and increase based on the required services.

Safe Home Security App

The Safe Home App appears to be a white label version of SecureNet. It provides the platform for interactive features and home surveillance. This app gives you control over the security system and home automation functions remotely and allows you to receive event notifications and observe a video on your iOS, Android, and Windows devices…as well as through a standard web browser.

Safe Home Monitoring Prices

Safe Home Security monitoring packages are not published and require a call from a sales rep or an in-home consultation for specifics.

Monthly rates are estimated at $34.99 and up based on the equipment and services.

Safe Home Alarm System Equipment Pricing

Safe Home Security does not list equipment pricing on the website, making it difficult for consumers to compare equipment pricing. However, they do list 2-Gig and Honeywell as brands that they offer.  They work with a number of sub-dealers, so it is likely that there are a number of different systems available.

Safe Home Security reviews - 2 GIG Wireless Touchscreen Key Pad

Wireless Touchscreen KeyPad

If you want pricing, you will have to speak with the local office or schedule an in-home consultation. This may involve taking an hour and a half out of the day….and the potential of dealing with high-pressure sales tactics.

However, you may be able to negotiate minimal or $0 upfront costs when you sign a 36-60 month contract.

Safe Home Alarm Customer Service

Online feedback is mixed at best…with over 760 BBB complaints filed over the last 3 years.

Complaints range from misrepresentation, service issues, indifferent customer service billing issues, and the automatic annual renewal clause.

There is no 6 Month service guarantee (certain restrictions apply) such as offered with an ADT Monitored Security System.…or 30 day trial period such as that offered by Frontpoint.

Safe Home Security does not publish the terms of the contract, warranty provisions, or guarantee details.

Online Safe Home reviews frequently claim excessive hold times when it comes to customer service and billing issues.

Safe Home Alarm Review Summary – Buyer Beware

There are many complaints cited in online Safe Home Security reviews regarding less than scrupulous sales and business practices. Perhaps the company is doing a better job of things in recent months…but, that remains to be seen. If you are considering Safe Home Security, our advice is to proceed with caution…and make sure that you do your “due diligence” in researching the company or any local dealers.

Many reviews complain of aggressive sales tactics.

In-Home sales are protected by a 3-day right of rescission.  Don’t be afraid to exercise that right if you feel you have acted hastily.  (they are trained to close the sale and employ any number of tactics)

After the 3-day “cooling off period”, if you want to cancel the Safe Home Security contract, it will involve a substantial cancellation fee.

The fact that the website is so vague and lacks transparency is another red flag.

While they do offer a free in-home consultation with a Safe Home Security salesperson, many consumers may be uncomfortable about having to schedule an appointment with sales personnel.

If you don’t want a high-pressure in-home sales pitch or a long-term contract ……and prefer more transparency, you may be better served by investigating alternatives offered by our Top Alarm Companies.

Hands-On Reviews

Many of the products we review are items that we have been sent for evaluation or even chosen to purchase for our own use. In the case of home security companies that require a contract – this is not feasible. We review hundreds of personal and home security products and companies and analyze thousands of customer reviews so that we can lay out both the good and the bad when we evaluate the best home security companies…or any other products or services.

When a hands-on review isn’t practical, we research items thoroughly online and may scrutinize hundreds of customer reviews to better assess the actual owner experience.

In many cases, we provide additional sections of important things to consider to help you determine what makes the most sense for your situation.

Safe Home Security vs Vivint Home Security

Both Safe Home and Vivint have had their challenges when it comes to reputation.

Vivint has had similar approaches and challenges in the past but has recently revamped its program. They have increased transparency and introduced a more simple monitoring structure. Equipment pricing is separate from monitoring so there is less “smoke and mirrors” when it comes to contracts.

The Vivint Flexpay option enables prospective customers to finance the equipment separately over 42-60 months with 0% interest.

If you prefer, you can pay for the equipment up front. If you elect to do so, there is no monitoring contract required!

The Safe Home Alarm Contract

Safe Home Security Long Term Contracts

Most security or alarm companies require at least a three-year monitoring agreement any time you sign up with the company. Safe Home Security is no exception. As a matter of fact, many negative online reviews reference the fact that they were required to sign 60-month contracts, and were automatically renewed without notification or consent.

With Safe Home Security, after the 3 day right of rescission, one is normally accountable for all, or the majority of the monitoring payments for the entire duration of the contract.

Terms regarding your Safe Home Security contract

A few of the other problem areas in relation to Safe Home Alarm system contracts…or many other home security plans usually are:

Escalation clauses- Some companies retain the right to increase monitoring rates following the first year…even when the contract duration is longer.

Automatic Renewal Clauses – Some documents repeatedly renew on an annual, after the first term is over except in cases where the consumer legally cancels the deal as well as meets essential terms regarding termination.

Cancellation Terms and conditions – Quite oftentimes, the deal needs to be terminated in writing, 30, or even sixty days prior to the end of the principal contract.

Just be sure you get hold of Safe Home Security customer service and fully understand what requirements need to be met to end the commitment.

Safe Home Alarm Reviews recommend you document your cancellation efforts

When it comes time to conclude that contract, just remember to take all the required actions and record every one of the communications.

Safe Home Security reviews often recommend that you:

Call- as well as keep track of the contact with time as well as contact details
Mail- Mail out notice by means of certified mail
E-Mail- Send e-mails that include “read “receipt

Make sure that all communications are properly archived and keep them handy just in case there may be a problem. Also- make sure you monitor your bank account to ensure you don’t see any unauthorized debits following the prearranged date.

Safe Home Security Protocols Re: Coronavirus  Pandemic

While the Covid-19 pandemic continues to create concern, the  Safe Home Security website, at the time of this update,  does not seem to have a published policy statement of how they are approaching the pandemic. It is not clear what measures they are taking to harbor a safe environment for their employees or protect their customers.

Home security companies that professionally install their systems face the challenges of how to handle in-home sales,  service, or installation appointments.

Before allowing a Safe Home Alarm representative or technician into your home, it might behoove one to contact their customer service to determine what additional steps are being taken to protect all parties during the Coronavirus pandemic

The best home alarm companies are taking steps to publish their policies for maintaining their sales, service, and monitoring standards while ensuring the safety of both their employees and customers.

  • Many home security companies now enable a large portion of their workforce to operate remotely to better safeguard their employees against the spread of Covid-19.  Many are furnishing secure laptops to remote workers to guarantee privacy.
  • The best alarm companies have redundant monitoring centers. If there were to be a major outbreak, calls could then be re-routed to another facility.
  • Workers that deal with customers face to face are typically allotted additional cleaning supplies, protective masks, and protective tools. Moreover, home alarm companies are reaching out to their customers before each appointment to make sure that they can provide a safe work environment.
  • Additionally, throughout the pandemic, many companies will prompt customers to reschedule if they are uncomfortable receiving sales, service, or installation staff in their homes.

During the Covid 19 health emergency, the best home security companies strictly follow CDC Guidelines to ensure the safety of both security company employees and customers.

If you have questions, contact the Safe Home Security Customer Service department to assess their Coronavirus protocols.

Can renters get a Safe Home Security system?

In the event that you’re renting a house, condominium or perhaps an apartment, you will have to call them directly to determine if you are eligible. If they do agree to install a system, you will probably be instructed to supply paperwork regarding landlord authorization.
Should you be renting, you can check out our Ultimate Guide to Security Systems for Apartments.

Renters often inquire whether or not pets will set off the motion detector.

Do I need an alarm permit to install a Safe Home Alarm system?

One issue rarely brought up in Safe Home Security reviews is permit requirements.

Because a Safe Home Alarm System is being monitored, and police fire or rescue services may be dispatched, many local municipalities will require a permit.

In most cases, this involves basic registration with your local police or sheriff’s department and a nominal fee.

You will likely also be required to provide the name, address, and phone number of the Safe Home Security monitoring center.

Where permits are required, most municipalities will require a one-time fee to register your system. Some cities require an annual renewal as well. In municipalities with high crime and false alarm rates,  failure to register your Safe Home alarm system can result in a refusal to respond to locations that do not have an alarm permit…although this is fairly rare.

However, you may be subject to additional fines if police, fire, or emergency medical services are dispatched to a location without a permit.

Even when a permit is obtained, most communities will assess fines for multiple false alarms. Most communities have policies in place in which the first 1 or 2 dispatches do not involve fines.  After that fines typically escalate from $25-50 for the first enforceable offense…to $100-200 for subsequent repeat offenses.

Consequently, it is very important that alarm system owners contact their local police department, find out what permits are required, get a full understanding of the local policy and make sure they take the necessary steps to prevent false alarms.

Tips for Designing Your Safe Home Security System

Safe Home Security Reviews - Designing Your Safe Home Security System

Perimeter Protection –The first layer of security begins outside the home. Discourage anyone from targeting the home with yard signs, window stickers, and visible Safe Home Security cameras.  Then mount sensors to protect your doors and at least the most vulnerable windows

Interior Protection – A good home security system will also include a second line of defense. This layer of protection is focused on detecting an intruder if they get inside the house. Install one or more motion sensors in strategic areas. You might also want to install additional keypads in an office or bedroom.

Asset Protection – It is even possible to set up individual sensors as “non-reporting. This means that, if they are triggered, the sensors will not set off the alarm.  Instead, a notification will be sent through the Safe Home Security App.  Many people would set up “non-reporting” sensors on gun cabinets, liquor/medicine cabinets or any areas with sensitive documents.

Environmental Protection – Your Safe Home Alarm system can also be set up to monitor environmental dangers such as fire, carbon monoxide, flooding, or freezing.  They have specific sensors for each of these purposes.

Home Automation- Your system can serve as your central hub to monitor and manage lighting, heat and air conditioning, cameras, doors, and even garage door openers. You can control almost any home automation capability from the office or your smartphone on your Safe Home Alarm App.

6 Tips for Enhancing Garage Security with a Safe Home Alarm System

6 Tips for Enhancing Garage Security with a Safe Home Alarm System

Outdoor Safe Home Security Video Camera – Keep an eye on who approaches your garage doors and monitor activity. Most outdoor security cameras offer 1080P HD resolution with motion detection and night vision.

Overhead Door Monitors – Always know whether the largest entry is open or closed. Tilt sensors use an inclinometer to detect the angle of the garage door. They send a signal to the control panel whether the overhead garage door is in an open or closed position.

Garage Door Openers – Allow automation and remote management of the overhead doors. With a wireless connection to the main home security system control panel, the doors can be controlled and even automated from the panel or right through the alarms system App.

Indoor Safe Home Video Camera – Monitor activity within the garage when access is gained. In our household, we have shipments and grocery deliveries inside the garage.  With an inside camera, we can keep an eye on things remotely.

Exterior Door Contacts – Keep all vulnerable garage doors protected. Exterior and/or home entranceways should be protected.

Heat Detectors – A heat detector senses rapid rises of temperature due to fire and is not affected by smoke and fumes. This is especially important in homes with an attached garage.

So, if the budget allows…updating or installing a home security system that includes garage door security can be well worth the investment!

Door and window sensors can have many uses that you may not have considered. Door or window contacts can be configured so that they don’t set off the alarm system.  Instead, they will sound a chime and/or send a notification signal to your Safe Home Security App.

For an extra level of protection, consider the following:

Gun Safe – Installing a Safe Home Alarm sensor on your gun cabinet can better protect against potential tragedy. The sensor can be set up in “report-only” mode.  That way, if someone breaks the cabinet or finds the code or key, the system will notify you when your cabinet is accessed.

Liquor and Medicine Cabinets – Want to know if someone is getting into the liquor cabinet?  Place sensors on liquor and medicine cabinets. When you get a signal that the cabinet has been opened, you can view what is happening on your Safe Home Security cameras.

Hazardous Materials-  To better childproof your home, install contacts on any cabinet within a child’s reach that might contain harmful or toxic materials. Safe Home Alarm systems let you program the sensor in the “report-only” mode.

Tool Shed- If your tool shed is close enough to the control panel of your Safe Home Alarm system, a sensor can be installed on the door of your tool shed as well.

Mailbox- Wondering if the mail has been delivered?  Door/window sensors can be placed on the mailbox to let you know.

Pool Gate –The best alarm companies have outdoor sensors that can be placed on the pool gate.   Check with Safe Home customer service to find out what sensors are best suited for your situation.

Outdoor applications may require more robust sensors. Mounting on some surfaces can be difficult and the sensors must be close enough to transmit a signal to the main hub.

Tips for Customizing Safe Home Security Systems

Before deciding on how to best customize a Safe Home alarm system, make sure that they can provide the equipment you require for a fully customized and cost-effective system. For a truly custom install and to get the most bang for your buck, make sure the system you choose has the versatility and can accommodate the multi-function components described below.

1            The best home security companies offer a full line of “take-over” devices that allow you to upgrade your current security equipment to the most advanced system available. If you are upgrading a system with a fair amount of existing equipment, this is an important consideration.

2            Top alarm companies offer multiple specialized sensor options for your doors and windows include recessed, plunger, and bypass –  providing custom solutions for nearly any installation scenario.

3            It is optimal to be able to open and close your garage door with the same keyfob you use for your alarm system. You can also control it with a smartphone thanks to  Z-wave products that interface with most garage door brands.

4            Protect your home from frozen and broken water pipes and furnace and air conditioning failure with this multi-purpose sensor. Check to see if multi-function sensors are available with your system.

5            Triple-duty detectors can activate your alarm system when it senses smoke and high and low temperatures.

Ways to avoid false alarms with your Safe Home Security System.

Safe Home Security Reviews recommended False Alarm Prevention Steps

Safe Home Alarm system false alarms could result in fines and unnecessary dispatches of local authorities. While you would not be fined by Safe Home, you could wind up paying some very expensive penalties with the local municipalities.

The majority of calls most police and fire departments receive are usually a result of false alarms.  For that reason, most towns will assess charges to alarm system owners whenever they go beyond a specified number of false alarms.

To protect yourself from this impacting you, these are some ideas to avoid a false alarm with your Home Security system:

• Make sure that everyone knows how to disarm the alarm system. Your alarm system will have a master passcode, together with a number of secondary codes that one can program into the system. Try to make sure that everyone knows their code and learns how to disarm the home security system.

• Be certain that everyone also is aware of the password. If there is an alarm, the central monitoring station is generally going to call the home,  prior to dispatching authorities, and ask for the security password to confirm that the person answering is an authorized user.

• Verify that windows and doors are completely secured before arming the system. A door that has been left even a little bit ajar may very well be blown open in your absence and set off the alarm.

• Confirm that all detectors are set up safely and securely and in the proper places. Motion detectors ought to be set up at a height of six feet.  They should be places clear of fans, heating elements, fireplace, and air conditioning systems.

• Take into account things that set off a motion detector. It’s not only the pets. Air-conditioning units could potentially cause fluttering draperies or plants. Even helium balloons can set off an alarm-as they might be carried throughout the home as a result of air currents. Make sure they are tied down far from motions.

• In a perfect world, pets should be restricted to areas away from the motion detectors. In the event that’s not possible, many companies offer “pet- friendly” or “pet immune” sensors which could screen out smaller pets under 40, 50 even 80 lbs.  Motion detectors may also be set up to provide pet alleys in which pets could move freely about. An alternative choice is to use glass break sensors rather than motions.

• Be sure to swap out batteries when necessary. Almost all alarm systems use Lithium-Ion batteries. They generally have at very least a two year estimated life expectancy. Your Safe Home Alarm system App will, in most cases,  alert you in the event the batteries are getting low.

It is a good idea to store your Safe Home Security manuals/codes/passwords in a safe designated location in which they can be checked if required.

Keep in mind, the ideal way to avert false alarms is by using your system on a consistent basis and be sure that everybody is familiar with how to operate the system.

DIY or Professional Install?

Alarm technology is now predominantly wireless and extremely user-friendly. Consequently, it is quite easy for anyone to install. The more popular DIY security service providers have streamlined the installation process to make it easy for even the most technologically-challenged individuals.

The better companies will pre-program your complete system prior to sending it out, so all you have to do is position the gear and call in to get the system turned on. Over 90% of homeowners found our best DIY alarms systems very easy to install!

Advantages of DIY Install over Safe Home Security Install

  • Save Money– Setting up your own DIY system can save a substantial amount of money over a professionally installed Safe Home Alarm System.
  • No Contracts –  Safe Home security systems will require a 3-year contract. Many DIY security companies, such as Frontpoint are now month to month.
  • No Waiting– With Safe Home Security, you are required to schedule an installation appointment. This means taking time off from work, in many cases. With a pre-programmed wireless security system, a do-it youselfer can typically install their own system in under an hour.
  • Enhanced Familiarity–Homeowners and renters who install their own systems are more engaged and become more familiar with all the features and operation of their systems.
  • Portability– If you need to relocate the system, a wireless DIY alarm is a piece of cake. Just notify the service provider of the changes, and reinstall at your new location. A Safe Home Alarm system may require additional charges…and may not even be available in some areas.
  • Better Privacy – While Safe Home Security takes great care in hiring technicians, exercise caution and make sure that your technician has been properly vetted, background checked and drug tested.  With a DIY wireless system, you don’t need to let strangers in your home and provide them with sensitive information. YOU are in charge!

Potential Benefits to Professional Safe Home Home Security Set-Up

Reasons to have the Safe Home Alarm System professionally installed might be:

• A reduced amount of time and effort .

• Added Expertise

Though a professionally installed Safe Home Security system may be easier for some, most people will be able to install the system themselves.

If you should go with professional installation, you may want to consider a more experienced installation provider such as ADT Home Security.

If not, remember to inquire how experienced the Safe Home technicians are and whether they have been background checked and also are subject to drug testing.

Make sure you ask if your supplier has its own technicians or just uses 3rd party sub-contractors. Making use of subcontractors really isn’t always bad, (they might even provide more experience when compared with company personnel) however make sure they have undergone comprehensive vetting before allowing them inside your home.

Safe Home Security Systems –  Arming Modes

OFF — When your Safe Home Security System is switched off, many of these alarms are still active.   For instance, your Safe home alarm system will still alert you when a door or window is open.  Smoke and CO sensors are still working to protect your home.  If a fire breaks out or there is excess carbon monoxide emissions current, your system will still alert the Alder Security central monitoring station.

Stay–  You are able to arm only the perimeter protection in the doorways and doors by arming your system at the”home” mode.   This will let you move about the home freely and have a certain degree of security.

Away–  This will trigger any interior motion sensors in addition to the windows and doors.

Instant — You are able to remove the entry delay in your Safe Home Alarm system by arming it in instant mode.

Duress –  You may establish a particular duress code which can notify the monitoring center that there’s a possible hostage situation.  If a person were to force you to disarm the system, this code will activate an immediate emergency response.

Panic-  A special signal is sent to the monitoring station that will alert them that there is an occupied panic situation.

Protecting Your Safe Home Security Smart Home from Hackers

The IoT (Internet of Things) helps you manage almost any facet of your home from your smartphone or the office. However, these smart home devices can also create additional  vulnerablilities which can be exploited by potential intruders.

If you are thinking about adding smart home capabilities to your home, be sure to take the necessary steps to ensure that your home network is properly secured.

6 Ways to Protect Safe Home Security Systems from Hackers - Infographic

Research the Device

If you are going to include any smart home devices in your Safe Home Security System, you will want to make sure that you get equipment manufactured by a reputable company that includes important security protocols. Your equipment should have password protection, one or two-step authentication and the means to update the firmware and security software.

Register the Device

Not only should you register the equipment for warranty purposes, but also to be sure that you are receiving any firmware updates. These are important because they often address any known issues.

Pay Attention to Passwords

Change default passwords, immediately.  Use a variety of letters, cases, numbers, and symbols that one would have a hard time guessing.

Every device should have a unique password. That way, if one is compromised, you are not granting access to all your sensitive accounts.

Create a Secure Wi-Fi Network

It is highly recommended that you take steps to protect your entire home network. Make sure that you have changed the name of the network and default password. Choose a network name that doesn’t give away your address or personal details.

Many routers will also let you create a Wi-Fi network specifically for your smart home devices. That way you can separate your “smart home” network and make it more difficult for hackers to get into the network where you do your banking and store your sensitive information.

You might also want to set up a Guest network for visitors’ smartphones and computers. This way they can’t see or access your IoT devices.

Consider Professional Installation

If this sounds like more than you can handle, you may want to opt for a company that offers professional installation with built-in smart home integration. Technicians should be able to help you optimize network security.

Reset to Factory Default Settings

Before you dispose of, sell or give away any smart devices, make sure to remove all of your data. Follow the manufacturer’s instructions to do a full factory reset.

1. Make certain to shut as well as lock all windows and doors in the evening and when you’re away from your home.

4. Maintain shrubs as well as shrubbery surrounding windows and doors trimmed. This will make it hard for a thief to keep concealed..
